CONSTRUCTION MANAGEMENT & DEVELOPMENT

Through a focused management approach, Royal Management and Development uses its people, systems, and technology to design and develop comprehensive, property specific plans to meet the needs and objectives of clients. RMD's construction management services deliver a broad range of capabilities and expertise in tenant build-outs and capital improvements. From full restorations to build-to-suits, our construction team offers full in-house construction management capability, as well as the experience and expertise necessary to obtain permits and approvals, address environmental, zoning and other regulatory concerns and negotiate aggressively on our client's behalf.

Client satisfaction is the primary goal. By knowing the clients needs and implementing them appropriately, we insulate the client from the aggravations that are normally inherent in the construction process. Our department of Construction Management is comprised of seasoned professionals. Our construction management component enables us to provide a single source for our client's real estate development and management needs.

  • Our staff is experienced in determining scope, specifications, and bid documents to solicit competitive bids for all work related to maintenance of the exterior mechanical, electrical and structural systems. We evaluate bids, assist in contractor selection, and monitor the installation of materials and equipment and perform acceptance tests of all work completed. The firm has directed approximately 35 million in construction projects over the last 10 years.

    We understand that tenant needs are important and often critical. We help to determine those needs and how these needs may change in the future. This allows us to verify the services provided, satisfy today's needs and ensure the building has the flexibility and capability to adjust to future needs.

    The RMD construction management team offers expertise in all phases of construction administration, and project management for projects of all sizes. We have extensive experience in contract negotiations and competitive bidding procedures helping to ensure the lowest price for the client. In addition, we oversee the design and construction process, analyze all cost, supervise critical dates and their impact on the completion of the project, perform extensive on-site inspections, and handle all financial matters related to the construction process. From the pre-design stage through final construction, the Construction Management team will serve as your communication contact, constantly monitoring the construction process.

    Current new development projects include the construction of Heritage Center IV; a 200,000 square foot commercial building located in Annandale, Virginia and Broadway Plaza a luxury high-rise residential building consisting of 147 units in Rochester, Minnesota.

  • Whether following completion of the a new development project or managing tenant improvements in an established building, we have the experience to select, direct and coordinate the space planner, architect, engineers, contractors and other professionals necessary to achieve the development of tenant improvements. We will review and approve preliminary space plans and final working plans, as well as negotiate a comprehensive construction contract.

    During the bid process we carefully review bids to ensure all specifications are addressed, thereafter submitting the bids to the tenant for approval and contractor selection. RMD will review and approve final plans and specifications to ensure compliance with design criteria and construction documents. We prepare, maintain and update the construction schedule. We supervise the contractors and control all construction work. Our construction manager performs regular inspections of construction work for conformity to plans and specifications, and approves progress payments. At completion of tenant improvements, RMD will make certain that the contractor furnishes the client copies of warranties, guarantees and operation manuals of all systems, material and equipment installed.
