Heritage Center IV, designed by Burt Hill Kosar Rittleman Associates, currently being built by Clark Construction, is scheduled for completion in December of 2002. The Class A building will contain approximately 200,000 square feet in a ten-story structure, and will offer amenities such as a fitness center and a deli.

Herald "The Gateway to Annandale" by Fairfax County Economic Development, the office campus is conveniently located immediately off Rt. 495, at the intersection of Rt. 236 (Little River Turnpike) and Heritage Drive in Annandale, VA.

Broadway Plaza

Broadway Plaza is a located in Rochester, Minnesota. Located in close proximity to the world renowned Mayo Clinic, it is a 27-story (including the basement and mechanical penthouse) 342,000 square foot mixed-use project. It consists of upscale luxury high-rise residential apartments (for long-term and short-term tenants). Including retail space adjacent to a continuation of the city skyway system, street-level retail/restaurant and a fitness center. The project site is at the corner of Broadway and First Street Southeast and consists of 15,400 square feet.

    Broadway Plaza will contain 17 basement level valet parking spaces. The first floor (street level) contains building entrances, apartment lobby, retail/restaurant space, and building support/service space. The second floor (skyway level) contains the public skyway extension, retail shops, access to the apartment elevator bank and building support/service spaces. The third floor consists of the fitness center, function room, management offices, and building support/service spaces.

    The residential tower (floors 4-26) contains 146 units that have a shallow French balcony. The apartments consist of a mixture of 24 one-bedroom units, 108 two-bedroom units, 12 three-bedroom and 2 five-bedroom units. The units on the 26th floor have roof terraces at the corners.Broadway Plaza is conveniently located within ¾ mile of local elementary and high schools. Which provides a range of options that address the differing resident needs whether long or short term.

    The street level retail/restaurant space is approximately 3,200 square feet; the skyway level retail is approximately 4,150 square feet. The third floor Pool/Fitness Center is approximately 5,200 square feet. Retail/Restaurant/Office uses will occupy all of the space on the street and Skyway levels that are not required for the housing component, the lobby or support functions. Each of these areas are easily accessed from both the street and the Skyway.

    The 3-story building base will contain a mixture of natural stone facing, architectural pre-cast concrete and glass. The building base will be finely detailed and will draw attention to the entrances of the building. Rising above the base, the materials for the tower will be simplified to architectural pre-cast concrete and glass.
